Frequently Asked

Common questions, answered

Residential and commercial auction questions we are asked most often. Our full library lives on the FAQs page.

Do you call both residential and commercial auctions?
Yes. We auction both commercial and residential property. Commercial work includes office, retail, industrial, childcare, medical, mixed-use and development sites. Residential includes houses, apartments, townhouses, and rural/lifestyle.
What deposit is payable at a residential auction?
Traditionally this is 10% of the purchase price. If you don't have the facility to pay the full 10% deposit on the day, a lower amount can be paid and the balance of the deposit on another day. Please seek approval and check with the sales representative directly before bidding. Tip: contact your bank to increase your transfer limits before auction day.
Is there a cooling-off period when I buy at auction?
No. Under the Sale of Land Act 1962, purchases at a publicly advertised auction are exempt from Victoria's 3-business-day cooling-off period. The exemption also covers a sale signed within 3 clear business days before or after the advertised auction date.
Is GST payable on a commercial property purchase?
The GST payable (not payable) on a commercial property is specific to each property and circumstance. Always seek your own independent advice from your tax specialist and check the contract's GST clause before bidding on commercial property.
Do you handle mortgagee and receiver sales?
Yes. Some of our team have extensive experience with conducting mortgagee-in-possession and receiver or liquidator auctions. Notify us of the situation and we can allocate one of our specialists.
How do you determine the starting bid?
Your auctioneer will work together with the sale representative, considering feedback from interested buyers and the vendor's reserve price, to determine a fair and reasonable start. Determining a starting bid cannot be made until all information has been collated towards the end of the campaign.
Can you handle online auctions?
Yes. We are equipped to handle online auctions in certain circumstances. Please note online auctions incur an additional fee for technical setup and staffing. For more information contact the team.
What is the typical lead time for booking?
We recommend booking at least 4 weeks in advance. We accept shorter timelines where capacity allows.
My question isn’t answered here. Who can I ask?
